Preparing your house for sale can be a lot of work but is a key part of the selling process. It is important to make sure that your house looks its best in order to get you top dollar for your home. Here are some tips for preparing your house for sale this Fall. 

Up Your Curb Appeal

First impressions are everything. So when potential buyers pull up to your house make sure you are making a good one! Clean up your flower beds, power wash your siding/deck/interlocking brick, paint your front and garage doors and finish any other maintenance that is necessary to shape up your curb appeal. 

Declutter

Potential buyers need to be able to envision themselves and their family in the home. Having family photos and other personal items throughout the home can make it difficult for potential buyers to do so. Go through your home room by room to de-personalize and create space. This will not only help potential buyers see themselves in the home but it also creates space, showing off your home’s potential.  

Decorate for the Holiday

If it is close to a holiday don’t feel like you need to void your home of holiday decor. Use a few holiday decorations to accent your home’s features and invoke the feel of the holiday for potential buyers. Don’t overdo it with the decorations though - you want to accent your home with the decor, not make it look cluttered. 

Make Minor Repairs

Go through your home and make those minor repairs that you didn’t get to yet. Replace burnt lightbulbs, touch up paint, straighten up the cabinet door and any other minor thing that potential buyers will notice when they walk through your home. 

Do a Deep Clean

Give your home a deep cleaning before it hits the real estate market. Wash your windows, wipe down the walls/baseboard, clean the light fixtures and any other surface that needs a cleaning. 

Price it Right

Pricing your home correctly from the start is important to remaining competitive with other similar homes in the neighbourhood. Overprice and you take the risk of your home sitting on the open market for a while and becoming ‘stale’ (and helping your competition sell faster!); underprice and you risk leaving money on the table. Working with a reputable real estate agent to price your home correctly will help you to understand the current real estate market, how it might impact the sale of your home and what can be done to market your home so it sells for top dollar.

Some real estate agents work with home stagers to help give sellers tips on how to showcase their home. This it to help you put your ‘best foot forward’ when it comes to selling your home. 

Let There Be Light

Remember that in the Fall it gets dark out earlier. When you leave your home for a showing make sure to leave the lights on so potential buyers aren't walking up to a dark home or stumbling through your home trying to find the light switches.
